For too many GTA homeowners, it goes into the basement.
The good news: most spring flooding is preventable. The window between late winter and the first serious thaw is the best time to catch problems before they become emergencies. This checklist walks you through every item to inspect — exterior and interior — so you know exactly what you’re dealing with before the snowmelt hits.
Spring thaw is uniquely damaging because of how quickly conditions change. When temperatures rise rapidly in March and April, weeks of accumulated snow can melt in just a few days — releasing thousands of litres of water around your foundation in a very short window.

Walk the full perimeter of your home and look at the exposed foundation walls carefully. Here’s what different crack types mean:

This is one of the most overlooked spring thaw risks. Large snowbanks sitting directly against your foundation walls are a serious problem — when they melt, all of that water releases at once directly against your walls and footing.

If your home has a concrete block or brick foundation — common in Hamilton, older Toronto neighbourhoods, and Niagara Region homes — check for crumbling or missing mortar between blocks. A persistent musty or earthy odour in late winter means mold is already active — likely on wood framing, behind insulation, or under flooring. Check corners, the area around the sump pit, and anywhere items are stored directly against the wall. Your sump pump will work harder during spring thaw than at any other time of year. Test it now — before you need it — by pouring water slowly into the pit and confirming it activates, runs smoothly, and stops when the water clears. Then check:
Walk your basement floor and notice any areas that feel uneven, sloped, or soft underfoot. Heaving or sagging floors can indicate frost pressure from below, a compromised footing, or soil movement from sustained water infiltration. This warrants professional assessment — uneven floors are rarely cosmetic.
Clear any ice or debris from gutters before temperatures rise. A blocked gutter during snowmelt overflows directly at the roofline and dumps water against the foundation — bypassing your entire drainage system. Check that the soil around your foundation slopes away from the house — a minimum 6-inch drop over the first 10 feet is the standard. Soil that has settled flat or slopes inward directs snowmelt directly toward your foundation. This is one of the most common and most easily corrected causes of spring basement flooding in Ontario.
If you noticed slow drainage or pooling near your foundation last spring, your weeping tile or French drain may be partially blocked or failed. Weeping tile in Ontario homes built before 1980 is often original clay or concrete pipe with a 40–50 year lifespan — if yours falls in that category and has never been replaced, it may not be capable of handling peak spring flow. One important note: store-bought waterproofing paint and caulk are not solutions for foundation water problems. They cannot withstand the hydrostatic pressure that Ontario spring thaw generates, and they often trap moisture inside the wall — making the underlying problem worse. While every Ontario home faces spring thaw risk, some are significantly more vulnerable:

Not necessarily. Winter is actually the low-risk season for basement flooding in Ontario — frozen ground holds water in place. Spring thaw is when problems that developed quietly over winter (new cracks, deteriorating weeping tile, aging sump pumps) reveal themselves under real water pressure. A dry winter basement is a good sign, but it doesn’t mean your foundation is ready for spring snowmelt. Complete this checklist regardless.
For hairline vertical cracks with no staining or moisture, a two-part polyurethane injection kit from a hardware store provides a temporary seal.
