Waterproofing Older Homes: What to Fix First (And Why It Matters)

If you own a home built before the 1980s, you’ve probably already noticed the signs: a musty smell in the basement, a hairline crack that wasn’t there last year, or a damp patch that shows up every spring. Waterproofing older homes isn’t optional — it’s what stands between your foundation and thousands of dollars in repairs down the road.

Older homes were built with materials and drainage standards that simply don’t hold up to today’s rainfall patterns or decades of soil movement. The good news is that most of these problems are fixable, and catching them early is far cheaper than waiting for a flooded basement to force your hand. Here’s what actually needs attention, in the order that matters most.

Start With a Real Inspection, Not a Guess

Before you spend a dollar on repairs, you need to know exactly what you’re dealing with. A proper inspection covers:

  • Foundation walls — hairline cracks, bowing, or gaps where the wall meets the footing
  • Interior walls and floors — damp spots, mold, or paint that’s bubbling and peeling
  • Roof and gutters — whether water is actually being carried away from the house or dumped right beside it
  • Drainage systems — clogged weeping tile, collapsed pipes, or systems that were never installed in the first place

A professional  foundation repair assessment will catch things a homeowner walkthrough misses, especially below-grade issues you can’t see without opening up the wall.

Fix Foundation Cracks Before They Grow

Every crack is a potential entry point for water, and in older homes, cracks widen faster because the concrete has had decades to shift and cure unevenly. The right fix depends on size:

  • Small to medium cracks are usually sealed with epoxy or polyurethane injection — a fast, cost-effective repair
  • Larger cracks or structural movement may call for wall reinforcement or underpinning to stabilize the foundation itself

Ignoring a crack doesn’t just risk water intrusion — it can lead to structural settling that’s far more expensive to correct later. If you’re already seeing daylight or active seeping through a wall, basement leak repair should happen before anything else on this list.

Replace Drainage Systems That Were Never Built for Modern Storms

Many homes from the 60s, 70s, and earlier were built with minimal drainage, or systems that have since collapsed, rusted, or clogged with decades of sediment. Upgrading typically means:

  • Weeping tile installation to redirect groundwater away from the footing
  • French drains for yards where surface water pools near the foundation
  • Downspout extensions that carry roof runoff at least six feet from the house instead of dumping it right at the wall

This is the step that prevents hydrostatic pressure from building up against your foundation in the first place — which is the root cause of most basement leaks.

Get a Sump Pump That Won’t Quit When You Need It Most

If your basement has ever taken on water, a sump pump isn’t a luxury. For older homes specifically, two upgrades matter:

  • Battery backup sump pumpinstallation, so the system still runs during a storm-related power outage — exactly when you need it most
  • A higher-capacity pump if your property sees heavy seasonal rainfall or a high water table

Pair this with a properly installed sump pump discharge line so the water actually gets carried away from your foundation instead of cycling right back in.

Apply a Waterproof Coating to Basement Walls and Floors

Coatings won’t fix a structural crack, but they add a real layer of protection against moisture seeping through porous concrete. To do it right:

  • Clean and repair the surface first — coating over an existing crack just hides the problem
  • Use a product built specifically for basement waterproofing, not a generic sealant

This step works best as part of a full interior waterproofing or exterior waterproofing system, not as a standalone fix.

Don’t Skip Gutters and Downspouts

It sounds too simple to matter, but clogged or poorly angled gutters are one of the most common reasons water ends up against an older foundation in the first place.

  • Clean gutters at least twice a year, more if you’re surrounded by trees
  • Install gutter guards to cut down on maintenance
  • Make sure downspouts extend well past the foundation line, not right beside it

This is the cheapest waterproofing step on this list, and one of the most overlooked.

Control Humidity Inside, Not Just Water Outside

Even a perfectly waterproofed foundation won’t stop mold if humidity builds up indoors. Older homes with limited ventilation are especially prone to this.

  • Run a dehumidifier in the basement, particularly through spring and summer
  • Use exhaust fans in bathrooms, kitchens, and laundry areas
  • Seal small gaps and cracks where humid air gets in
