Case Study: Leaky Basement Repair in Oshawa Bungalow

Location: Oshawa, Ontario
Client: The Nguyen Family
Issue: Water seepage through basement wall during spring thaw
Service: Targeted leaky basement repair with crack injection and interior membrane system

The Challenge

The Nguyen family, homeowners in a mid-century bungalow near downtown Oshawa, discovered water stains on their basement wall and damp carpet following the spring thaw. Their partially finished basement began showing signs of water intrusion along the north wall, particularly during snowmelt or rain. The smell of moisture became persistent, and mold growth was a growing concern.

Initial attempts to seal the wall from inside using DIY waterproofing paint had failed. They called Direct Waterproofing seeking a permanent, non-invasive solution.

Our Solution

After a full moisture inspection and thermal imaging analysis, we determined that the water was entering through vertical hairline cracks in the poured concrete foundation wall—likely caused by seasonal expansion and contraction over time. Since excavation was not practical due to a nearby patio structure, we recommended a non-invasive interior leak repair solution.

Repair Process:

  • Crack Injection: Cleaned and injected the cracks with high-grade polyurethane foam, which expands to seal water pathways deep within the wall.
  • Interior Waterproofing Barrier: Installed a dimpled drainage membrane over the repaired wall section to redirect any future seepage into the existing drainage system.
  • Dehumidification & Mold Prevention: Advised on indoor air control, and installed a compact dehumidifier to control residual moisture.
  • Drywall Restoration: Repaired the affected area of finished wall after confirming complete dryness.

The Result

The leak was completely resolved. Subsequent storms and snowmelt events produced no water entry. The basement remained dry and odor-free, and the family was able to reinstall their carpet and resume use of the space. The entire repair was completed in one day with no need for exterior excavation.

Frequently Asked Questions

1. What causes basement leaks in Oshawa homes?
Common causes include foundation cracks, aging concrete, poor grading, and seasonal freeze-thaw cycles that put stress on walls. Homes built before the 1980s are especially vulnerable.

2. Do I always need to dig outside to fix a leaky basement?
Not always. If the leak is isolated and accessible from the inside, interior crack injection and membrane systems are highly effective and less disruptive.

3. Will sealing a crack stop water permanently?
Yes, when done professionally with the right materials. Polyurethane injection fills and seals the crack from within and remains flexible as the foundation moves over time.

4. How long does leaky basement repair take?
Most interior crack repair and membrane installations can be completed in one day. Larger waterproofing projects may take longer.

5. Can I finish my basement after leak repair?
Absolutely. Once the repair is complete and the area remains dry through a few rain cycles, you can safely finish or refinish your basement.
