The Challenge

The Wilkins family owns a seasonal cottage near the lake in Muskoka. Each spring, they encountered basement water intrusion due to melting snow, rain runoff, and poor soil drainage around the foundation. Their crawl space and partial basement became musty and damp, with standing water and mold growth by early summer.

Due to the home’s proximity to water and sloped grading, hydrostatic pressure and surface runoff were overwhelming the existing drainage system. A long-term waterproofing solution was needed to protect the foundation and ensure safe seasonal use.

Our Solution

Direct Waterproofing designed and installed a comprehensive exterior waterproofing system to manage both groundwater and surface moisture.

Scope of Work:

• Foundation Excavation: Dug down to the footings along the affected sides of the home to expose and inspect the foundation walls.
• Crack Sealing: Repaired minor foundation cracks using hydraulic cement and high-adhesion membranes.
• Waterproof Membrane Application: Installed a full-coverage dimpled drainage membrane and elastomeric waterproof coating for maximum moisture protection.
• Weeping Tile Replacement: Installed perforated PVC weeping tiles wrapped in geotextile fabric for long-term drainage and filtration.
• Backfill and Surface Grading: Backfilled with gravel and regraded the surrounding landscape to channel water away from the foundation.

The Result

Since completing the project, the cottage’s basement has remained dry through two spring seasons, even after snowmelt and heavy rainfall. The musty smell has disappeared, and the space is now usable for safe storage and utility access. The client can now open the cottage with confidence each year.
