The Challenge

The Langley family owns a lakeside cottage in Muskoka used primarily in spring and summer. Over the years, they began to notice persistent musty odors and excessive humidity indoors, particularly in the mornings. The crawl space beneath the home had a dirt floor, minimal insulation, and open vents—allowing damp air and groundwater vapor to rise into the living space.

The combination of seasonal weather and a high water table made the crawl space a breeding ground for mold, mildew, and rot. The homeowners wanted a permanent solution that would improve comfort and preserve the structural integrity of the property.

Our Solution

Direct Waterproofing recommended a crawl space encapsulation system designed to seal out ground moisture and stabilize indoor humidity levels.

Scope of Work:

  • Vapor Barrier Installation: Installed a thick, reinforced polyethylene liner across the entire crawl space floor and up the perimeter walls.
  • Seam and Pier Sealing: Carefully sealed all overlaps, joints, and supports to ensure a continuous barrier against ground vapor.
  • Wall Insulation: Installed closed-cell foam insulation on the interior foundation walls for temperature control and moisture resistance.
  • Vent Closure: Sealed off exterior vents to prevent humid outside air from entering the crawl space.
  • Optional Dehumidifier (Client Pending): Recommended an energy-efficient dehumidifier for year-round use; client opted to evaluate seasonal results first.

The Result

The crawl space is now dry, clean, and sealed, and indoor humidity levels have significantly decreased. Odors have disappeared, and the cottage is noticeably more comfortable on warm days. The Langley family also expects to see lower energy usage and better air quality in future seasons.
